Job Description

Position Overview:

We are seeking a Marketing and Sales Specialist. The Marketing and Sales Specialist will be responsible for developing and executing marketing strategies to increase occupancy, drive revenue, and promote available homes and lots across our portfolio. This role requires a hands-on approach, creative problem-solving, and a focus on results. The ideal candidate will have experience in real estate marketing, strong sales skills, and a passion for growing a business through effective marketing and outreach. Additionally, this position will require taking inbound and outbound phone calls to interact with prospects, answer inquiries, and close sales and rentals.

Key Responsibilities:
Marketing Strategy & Execution:

  • Develop and implement comprehensive marketing campaigns to promote available homes and lots.
  • Manage digital marketing efforts, including social media, online advertising, SEO, and email marketing.
  • Collaborate with park managers to create promotional materials and drive traffic to properties.
  • Monitor and analyze market trends, competitors, and potential areas of growth.
  • Maintain the company’s online presence through regular updates to websites, listing platforms, and social media channels.


Sales & Leasing:

  • Drive sales of available mobile homes and increase occupancy by generating leads and following up with prospects.
  • Handle inbound and outbound calls with prospective residents, answering questions, providing information, and guiding them through the leasing process.
  • Collaborating with property managers to schedule showings.
  • Manage the leasing process from lead generation to closing, ensuring an exceptional customer experience.
  • Develop relationships with real estate agents, local organizations, and referral partners to drive sales.
  • Track and report on sales performance and marketing effectiveness, providing regular updates to management.


Targeted Marketing Outreach:

  • Identify new channels for lead generation, including partnerships with local businesses, real estate agents, and referral sources.
  • Develop outreach campaigns aimed at increasing occupancy and brand visibility in specific regions.
  • Utilize data-driven insights to optimize marketing strategies and identify new opportunities for growth.


Additional Duties:

  • Perform other duties as assigned, including special projects or tasks to assist the overall property management operation.


Qualifications:

  • Proven experience in marketing and sales, preferably in real estate, property management, or mobile home parks.
  • Strong knowledge of digital marketing platforms (Google Ads, Facebook Ads, SEO, etc.).
  • Excellent communication, negotiation, and customer service skills, including experience handling inbound and outbound calls.
  • Ability to work independently and as part of a team in a fast-paced environment.
  • Creative mindset with strong problem-solving abilities.
  • Proficient in Microsoft Office and marketing automation tools.
  • Experience with CRM systems is a plus.
  • Strong ability to multitask with excellent attention to detail.
  • Work well under pressure.
  • Self-motivated and able to work with minimal supervision.
  • Employment is contingent upon a successful background investigation.
  • A valid Driver’s License is required.


Education & Experience:

  • Bachelor’s degree in Marketing, Business, Communications, or a related field.
  • 2+ years of experience in marketing and sales, preferably in real estate or property management.


Working Conditions:

  • Employees in this position work in a well-lighted, temperature-controlled indoor environment.

Physical Requirements:

  • Persons in this position must be able to sit for extensive periods, walk intermittently, bend, stoop, and climb stairs occasionally during the day.
  • Persons in this position must possess normal hearing and vision to disseminate information with or without an aide as well as perform the essential functions of the job with or without reasonable accommodations.
